Pub Planning Application Pulled

Plans submitted to Rushcliffe Borough Council (RBC) to substantially enlarge an historic Ruddington public house have been withdrawn.

As reported last month, the owners of The Frame Breakers at the corner of High Street and Kirk Lane had applied for planning permission to build a three storey side extension, with two storey side and rear extension, to the existing building, as shown above.

The Heritage Design and Access Statement drawn up by Welham Architects, on behalf of the current landlords, proposed to expand the bar, restaurant and kitchen area on the ground floor and to use the top two floors of the three storey extension for “serviced overnight accommodation”.

However, comments submitted by the public and others via RBC’s planning portal during the consultation period (which ended on August 3rd), as well as feedback received on social media, have prompted a rethink. This is even before these designs were put in front of the authority’s planning committee for consideration. A letter has been sent out from RBC’s planning manager advising that “…the application was withdrawn on 17th August 2023 and no further action will be taken.”

Out of 22 comments received, among the 15 objecting to these extension plans was Ruddington Parish Council.  7 fully supported the proposals as drawn up, whilst others liked the idea but not the design.

Frame Breakers’ licensee, John Noble, has revealed to RUDDINGTON.info that this is not the end of the story. He says: “There is a plan to resubmit, but it won’t be a three storey extension anymore. It will only be a two storey and will also involve more internal development. Upstairs of the current structure and the flat roof will be going into a pitched roof. The new planning application will take into account all the suggestions that were received via the members of public and comments on Facebook also.”

He adds: “As for the parking space situation, there be no change. It will still be the same amount of spaces that we have right now. There will be no difference there.”
